<p>The municipality that governs your property tax, in most instances this is the county, keeps records on your property.  These records include things like lot size, square footage, number of rooms, additions or modifications, and architectural style of the home.  Review this information to be certain its correct.</p>
<p>If you file itemized deductions on your income tax return, you are allowed deductions for property taxes.  Y<span id="more-473"></span>ou can deduct these taxes whether it is on your primary residence or any other properties you own.  If you own multiple properties this is a good way to lower your tax liability.  There is also no ceiling on how much you can claim in deductions.  Just be sure you are deducting the amount that your taxes actually cost you and do not inflate the numbers on your return, as these tax figures are easy for the Internal Revenue Service to verify.</p>
<p>If you escrow, then your mortgage payment to your lender includes your property taxes.  Your lender is instructed to hold this money for you, in a separate account, and pay it to the tax authority on your behalf when your property taxes come due.  When real estate taxes are escrowed in mortgage payments, you can only claim a deduction with the Internal Revenue Service for the tax year in which they were paid.  The mortgage company or lender will send you an end of year statement that will include all the pertinent property tax information.</p>
<p>Real Estate Agents very often buy real estate at property tax lien auctions and sales themselves and are wan to give out any information about the spectacular bargains you can get on real estate property at these sales.  You do not have to have a real estate license to participate, but the information is usually greedily guarded from the general public.  Still, many real estate tycoons have made, and continue to make, their fortunes by purchasing properties at these sales.  If you have any way to find out about property tax lien sales, pursue them vigorously, but don’t tell anyone else.</p>
<p>When you own a property, you need to pay taxes on it. These taxes are always deductible if on your tax return.</p>

<p>When you are ready to purchase real estate for investment purposes, you need to learn to look at the process differently than you would if you were buying real estate for personal use. You need to learn to look at the property in terms of how it can make money for you now rather than how much it can yield for you in the future. Certainly you will want to see the tax advantages, especially if your intent is to buy the property an<span id="more-483"></span>d resell it at a profit. There are also tax advantages to renting a property but they are contingent upon the dollar value of maintenance and other costs you put into the property. You will offset these costs against your rental income in order to calculate the amount of your tax credit for that property. </p>

<p>Whether you are going to resell it or use it as a rental property you have to consider how much work you can afford to put into the property and still make a profit. Certainly if you get the property at a substantially reduce price you can afford more repairs or renovations than one for which you have a pay a higher price. In addition you will have to make more repairs and renovations on a property to plan to use for rental property. Another thing to consider when you are investing in real estate for rental property is you must keep the property in top condition if you expect to retain tenants. Even those who rent property do not plan to move every time their lease ends, so they want some place they can feel comfortable and where they can depend on the landlord to keep the place in good condition. </p>

<p>When you look at the lists of the wealthiest people in the world, most of the names there have one thing in common. They are all massive property owners. The real estate market does not tend to make the same kind of high profile splashes like the technology investment markets or the oil companies, the real estate market is just about the safest investment you can make. The population of the earth is not going down and those peop<span id="more-481"></span>le who are just coming into the world will need a place to eat, shop, live and go to school. There is a lot of security and money in the real estate field and you can get a piece of it with the right tools.</p>
<p>Aside from the fact that dealing in the real estate market can make you significant money if dealt with properly, there are also other benefits that you might not have taken into consideration. The tax world looks favorably on real estate investing. There are many different deductions that can be made in the real estate world, such as taking care of tenants if you own a rental property, the cost of interest on your mortgage and the possible depreciation of your property also qualify as tax write-offs. There are also many other tax advantages that figure in to buying and owning property that will become apparent during tax season when you have a professional fill out your forms for you.</p>
<p>Owning land is a unique investment, to say the least. Unless something catastrophic happens, like a tsunami or a nuclear meltdown, land almost always appreciates in value. This makes land essentially the safest investment in the world. When you add in the tax benefits that come with owning land, you can begin to see why so many wealthy men choose land as their core investment. Land is also the best possible way to increase your net worth. Since you have an investment that never really goes down in value, it can do wonders for your portfolio.</p>
<p>Another advantage in investing in land and property is that it is extremely stable. Others may lose their shirts when the stock markets of the world flop or when the next internet tech bubble bursts, but owning land and property is very even keeled. If you are after even more stability, you can look for things like housing, which, obviously, is always in need and is almost always going up in need. Commercial properties can tend to be a little more risky since there can be an overwhelming glut of them in some areas that the population has not met the need for, but overall, it is a much more stable investment than stocks.</p>
<p>The only real negative about land ownership is that it is truly a long-term investment. You have to be ready to hold on to a piece of land, sometimes for years to make the desired profit. If you are looking to make a quick buck, then other kinds of investing might be for you.</p>

<p>First: Move residential real estate, (one to 4 family units) ASAP, into both the ordinary and portfolio tax categories for properties that are acquired in the next 24 months by anyone (individuals, partnerships, corporations etc). Second: Any residential real estate acquired in the two year period would remain in this new deducible income tax state for the life of property ownership by the investor or investment entity. <p>Since the days of the Roman Empire, the phrase &#8220;the Tax Man cometh&#8221; has instilled fear and dread in the hearts of citizens worldwide. Fortunately for real estate investors, there are many tax deductions built into the real estate investing process, to help stem the rising tide of taxes in the last year. Coupled with a struggling and uncertain economy, every penny you save on taxes is a penny earned (a tax-free penny, at that).<b<span id="more-472"></span>r /><br />

Real Estate Tax Deduction 1: Settlement Charges<br />
Many critics of real estate investment cite the high up-front investment in real estate, due to settlement charges such as origination points and other mortgage fees, title charges, appraisal costs, home owner insurance premiums, and myriad other costs that somehow find their way onto the HUD-1 forms. Mercifully, however, the majority of settlement charges can be deducted from your taxes, so don&#8217;t forget to bring the HUD-1 forms to your accountant&#8217;s office.</p>
<p>Real Estate Tax Deduction 2: Mortgage Interest<br />
For the first three-quarters of your mortgage loan, the overwhelming majority of your mortgage payments is comprised of interest, not principal, but the good news is that the interest portion of your payment is tax-deductible. Don&#8217;t forget to deduct it, because it can often be a substantial sum.</p>
<p>Real Estate Tax Deduction 3: Private Mortgage Insurance &amp; Real Estate Taxes<br />
Don&#8217;t pay taxes twice! Your real estate taxes can be deducted from your income taxes, so be sure to save your tax statements for each rental property. Further, high LTV loans generally include private mortgage insurance (PMI), which is also tax deductible.</p>
<p>Real Estate Tax Deduction 4: Repairs and Maintenance<br />
In most cases, landlords are obligated by their rental agreement to perform necessary maintenance and repairs on their rental investment property, which can often result in substantial costs to the landlord. However, the good news is that most repairs and maintenance on a rental investment property are tax-deductible, so be sure to check with your accountant about every penny invested in your properties.</p>
<p>Real Estate Tax Deduction 5: Landlord Forms &amp; Legal Advice<br />
Whenever you purchase landlord forms or supplies, or pay for legal advice or services that relate to your rental properties, these expenses should be deducted as a cost of doing business.</p>
<p>Real Estate Tax Deduction 6: Property Management Fees<br />
Property management firms generally charge 5-10% of your monthly rent, not to mention they often pile on fees for finding new tenants to fill a vacant rental property. These fees add up very quickly, so be sure to write them off as deductible expenses.</p>
<p>Real Estate Tax Deduction 7: Depreciation<br />
Depreciation is one of the greatest tax advantages of real estate investing, as you can deduct the theoretical &#8220;depreciation&#8221; of your rental property&#8217;s value. While the rules are somewhat complex (talk to an experienced real estate accountant), the general idea is that you can deduct your rental property&#8217;s depreciation as if it dropped to a value of zero over the course of 27.5 years.</p>
<p>Real Estate Tax Deduction 8: Accounting Costs<br />
It&#8217;s almost a sick joke: not only does the government take a third of your paycheck, but you have to pay someone to figure out exactly how much you owe them! The good news, however, is that you can deduct last year&#8217;s accounting bill from this year&#8217;s taxes, and at least you won&#8217;t pay taxes on that money!</p>
<p>Real estate tax law can be very confusing and complex, so all landlords are advised to hire an excellent accountant familiar with real estate tax law to fill out all of your tax forms and review your return. Take advantage of the many tax advantages conferred upon real estate investors, and improve your return on investment!</p>

<p>Each day, phone calls come in from Florida tenants asking about one of the homes for rent. With each new phone conversation, prospective tenant provide shocking revelations about how clueless some Florida real estate investors are when they purchase a Florida rental home but don&#8217;t have the background or experience <span id="more-484"></span>to rent the home to others as a landlord.</p>
<p>Here are some of the inappropriate business practices employed by Florida landlords in the distressed Florida real estate market:</p>
<p>Collecting advance rent and security deposits while concealing the fact that their Florida rental home is in foreclosure &#8211; leaving the tenant without any deposit money to use on another home</p>
<p>Offering below market rent to attract Florida tenants with full knowledge that they intend to let the home slip into foreclosure</p>
<p>Combining security deposits and advance rent in their own personal bank account</p>
<p>Not collecting any security deposit</p>
<p>Failing to pay their Florida property taxes on time</p>
<p>Allowing trampolines, above ground swimming pools, and vicious dogs on the property &#8211; dramatically increasing their liability for risks that might not be covered by Florida home insurance</p>
<p>Not having enough or the wrong kind of Florida landlord insurance</p>
<p>Last but not least, not maintaining their Florida rental home</p>
<p>With all of this going on, it is no wonder that Florida tenants seem to have the edge over their Florida landlord when a dispute with their lease arises and the case is heard by a judge in court. If you were a judge hearing a case in your court where a Florida landlord had demonstrated the kind of incompetence and mismanagement described above, wouldn&#8217;t you be inclined to be on the side of the Florida tenant and not allow that tenant to be evicted?</p>
<p>So what can you do as a Florida landlord to protect yourself in today&#8217;s volatile Florida real estate market?</p>
<p>Here&#8217;s how smart Florida landlords manage their rental homes:</p>
<p>Always collect a security deposit that is equivalent to two months rent at a minimum. In most Florida counties it will take almost two months to evict a tenant that is behind on the rent. Having one additional month of security deposit will provide you with an additional cushion to cover the time required to evict and will give you some additional cash to cover damage to your Florida home. Keep tenant security deposits and advance rent in a separate non-interest bearing bank account</p>
<p>Let current and prospective Florida tenants know if you fall behind on your mortgage payments for any reason. A sheriff showing up at your Florida rental home demanding that your tenants collect their belongings and be out of the house in 15 minutes is not the way your tenant should find out that your rental home is being foreclosed on.</p>
<p>Whether you are paying your Florida property taxes directly or into escrow, make sure they are paid by November 30th each year to get the maximum discount. If your Florida property taxes are paid from escrow, contact your Florida mortgage company and make sure they&#8217;ve received the bill and have it scheduled to be paid on time.</p>
<p>Talk to a Florida home insurance agent about the right kind of insurance to have on your Florida rental home. Usually a rental home will require dwelling fire or Florida landlord insurance.</p>
<p>Put at least $300,000 worth of liability coverage on your Florida dwelling fire insurance policy. Require your tenant to carry Florida renters insurance with another $300,000 worth of liability coverage. That will put $600,000 in total between a lawsuit and your own personal assets.</p>
<p>If your Florida insurance policy prohibits certain high risk activities such as trampolines, spell them out clearly in your lease.</p>
<p>Put all maintenance and rental home safety instructions in writing for your Florida tenant. Provide your tenants with a written manual that explains how to operate everything in your Florida rental home.</p>
<p>Document and respond immediately to all maintenance requests. If you can&#8217;t fix the item promptly, send your tenant written updates on the status of the item and when you expect the repair to be completed.</p>
<p>Every Florida landlord should become familiar with Florida Statutes Chapter 83 which covers landlord/tenant relationships in Florida.</p>
<p>As the Florida real estate market continues to be depressed, savvy Florida landlords will follow these principles &#8211; not just to protect themselves in case they ever have to appear in court, but because it is the right thing to do.</p>
<p>Don&#8217;t be the kind of rental home investor that give all Florida landlords a bad reputation!

<p>Property tax appeals are successful based on an adjustment of the tax assessed value of the property in question.  Whether this property is a commercial property or a homeowner&#8217;s homesteaded house, there is a basis for an adjustment of its value based on the condition of the property and other pertinent factors.</p>
<p>Real estate investors traditionally have bought distressed properties, fixed them and resold them at fu<span id="more-486"></span>ll market value.  This process has revitalized many neighborhoods and created wealth for everyone involved including all the neighbors.  These investors take the risk of losing money from a declining real estate market, having holding costs and rehabbing costs exceed their expectation, and being unable to find a buyer at their break-even cost.  </p>
<p>Investors quickly gain a sense of what is wrong with a property and the cost to fix it quickly and efficiently which is critical for ultimately making a profit.  If they don&#8217;t &#8220;get it&#8221; they will be bleeding money in no time at all.  Investors who take on huge rehabs should approach their tax appraiser immediately for tax relief through re-appraisal.  If the period for application has expired, there are ways to appeal the process.</p>
<p>This experience and knowledge of the repairs needed and the comparison of other houses in the neighborhood are the essential human tools for re-appraising a property for the tax-appraiser.  When investors make their presentation to the homeowner to buy the property, they go into detail about the properties deficiencies that reduce its resale value.  Again these are generally the same deficiencies that the tax assessor is unable to see from his office and may significantly reduce the tax assessed value.</p>
<p>For example, these deficiencies can be: structural, code violations that must be remedied before a certificate of occupancy can be issued, the structure is in such poor condition it should be demolished, property needs major mechanical systems (roof, HVAC, electrical, plumbing, septic or sewer system, etc.), boundary disputes, title deficiencies or deed covenants, traffic patterns or changes in them, noise abatement issues, proximity to &#8220;nuisances&#8221;, and many, many more deal-breaker problems that investors face on almost every deal they look at.</p>
<p>Therefore, investors have a learned sense of what is wrong with a property and what needs to be fixed to bring it up to par with the properties in the neighborhood to make it able to sell.  This business savvy can be gained by hiring a contract, appraiser, home inspection company, roofer, plumber, electrician or other tradesman for each property their review.  The simpler answer, and the way the investors learn themselves is to just do it and make mistakes, and sometimes early in their careers, they make very costly ones!</p>
<p>These deficiencies in the properties are what make the profits for the investor if they rehab them.  These same deficiencies are what &#8220;depreciate&#8221; the tax assessed value of these properties.   So, who is better qualified than a competent investor-rehabber to analyze the inflated value of a property?  If your professional tax appealer doesn&#8217;t have at least a few investors as well as competent appraisers, look for another service so you don&#8217;t lose valuable time with a firm that doesn&#8217;t have the same &#8220;street smarts&#8221;.</p>

<p>Chandler, Arizona&#8217;s real estate market is experiencing substantial improvement in residential activity with lower available home inventory and higher home sales.</p>
<p>This improvement is primarily due to increased buyer demand for homes as a result of lower home prices, low interest rates, and the $8,000 first-time homebuyer tax credit, all of which are spurring interest by buyers to purchase homes.</p>
<p>To under<span id="more-482"></span>stand the changes currently taking place in the Chandler housing market, there are three areas that require review-the number of available Chandler homes for sale, the number of Chandler homes under contract for purchase, and the number of sold Chandler homes.</p>
<p>Available Inventory of Chandler Homes Showing Modest Decline</p>
<p>Available Chandler home inventory has been experiencing a modest decline and is now at a three year low. The rate of decline is lower when compared to other real estate markets of the Phoenix Metropolitan area where buyer demand is more robust, but Chandler has generally been less impacted by the market downturn than those same communities.</p>
<p>The decline in inventory is largely due to the overall improvement in buyer demand rather than cancellations and expirations of property listings.</p>
<p>Buyer Demand for Chandler Real Estate is Strengthening Rapidly</p>
<p>Buyer demand, as measured by the number of actively marketed Chandler homes currently under contract for purchase in Chandler, is showing impressive improvement.</p>
<p>25.6% of the properties currently for sale in the Chandler real estate market are under contract, a 9% point increase since November 2008. More striking is that 5 points of that improvement has taken place within the last 30 days.</p>
<p>Put another way, for every 10 homes on the market, there are now 2 &frac12; buyers vs. 2 buyers a month ago.</p>
<p>Comparing against prior years, Chandler&#8217;s performance is surpassing that seen in the 2006-2008 period though still less than that seen in the 2003-2005 period.</p>
<p>As mentioned earlier, buyers are being spurred on by three major factors. First, Chandler home prices have declined to such an extent that the prices are attracting attention. Second, interest rates are at historical lows with borrowers attaining loans with as little as a 4-5% interest rate. Third, &#8220;first-time homebuyers&#8221; who are eligible receive a $8,000 tax credit for purchasing a home. This money does not have to be repaid unlike the previous homebuyer tax credit program.</p>
<p>The improvement in buyer demand is working to reduce existing inventory as more buyers are stepping up to purchase Chandler homes.</p>
<p>Sales of Chandler Homes Increasing impassioned</p>
<p>Chandler home sales activity is beginning to show greater strength in sales over 2008 trends as the number of homes under contract for purchase rises. In the last 30 days, sales activity has begun to separate more clearly away from 2008 levels. It is important to note that 2008 appears as the low point for closed sales activity in Chandler.<br />
Given the pending home sales performance mentioned above, we should expect to see the number of actual closed sales increase over the coming 1-3 months. Indicators are that Chandler real estate will post stronger numbers than that seen in 2008.</p>
<p>Chandler Foreclosures &amp; Short Sales</p>
<p>Chandler, like many Valley communities, has been beset by foreclosures and short sales which have forced prices down aggressively from market highs.</p>
<p>Valleywide, the number of foreclosures do represent a trouble spot for the Chandler real estate market. Indeed, the 90-day rolling average for the number of Trustee&#8217;s Sale notices issued daily continues to grow with over 300 notices given per day. As well, the number of actual Trustee&#8217;s Sale or foreclosure auction proceedings per day is growing and represents approximately 140 foreclosures daily. Together, these figures point to an increased number of foreclosed homes entering the marketplace in the near term, potentially driving down pricing for existing homes.</p>
<p>Chandler Real Estate Outlook</p>
<p>Overall, the Chandler real estate market is clearly experiencing improvement.</p>
<p>In the next 1-3 months, we should hope to see additional erosion of available Chandler homes inventory given buyer demand. Though we could see a steady sloping of pending sales activity as the year progresses, the trend should maintain a higher level than that seen in the last two to three year period. Actual 2009 Chandler home sales should post better results going forward for Chandler than that seen in 2008.</p>
<p>In summary, Chandler real estate appears to be shoring up and laying a more solid foundation for further improvement resulting in reduced inventory, higher pending sales activity, and higher home sales. <p>Creative real estate investors have figured out that 401K and real estate investing have a mutually beneficial relationship. By n<span id="more-480"></span>ow you are probably wondering what 401K and real estate investing could possibly have in common. The answer is that the two have several things in common. Each of these should be of interest to you if you are a current real estate investor or you are considering becoming involved with real estate investing.</p>
<p>The easiest way that 401K and real estate investing can work together is through the ability to take out a loan against a 401K. The primary objective with real estate investing is to use little or none of your personal money to fund the investment.</p>
<p>Since you are allowed to borrow against your 401K, you can use this to finance part of your investment into real estate. When the deal closes, you will receive back the amount you borrowed plus more. You can easily pay back the loan without affecting your 401K.</p>
<p>There are some things to note about this method of 401K and real estate investing. First, you should know that there is a cap on the amount you can borrow against your 401K. This amount is usually $50,000. However, it can be less, depending on the amount of money you have in your 401K. Another thing to note about 401K and real estate investing is that the real estate you purchase through this means is not eligible for the mortgage-interest tax deduction. There are no tax benefits when you use 401K and real estate investing together.</p>
<p>Another option for using 401K and real estate investing together is to put the money into an IRA, or individual retirement account. Sometimes this is not allowed, but it if is allowed, you have more flexibility on what you can do with the money. You might receive a penalty for moving your money from 401K. The penalty is usually worth it considering the benefits that are made through real estate investing.</p>
<p>If you are weary of the risks involved with 401K and real estate investing there is a safer way to invest in real estate with your 401K. Some plans offer the option to invest in real estate investment trusts. These trusts consist of companies that buy and sell real estate.</p>
<p>This is less risk way of using 401K and real estate investing. It also requires less work on the part of the investor since the trust companies are the ones actually doing the real estate investing.</p>
<p>Most people are unaware of the possibilities that exist with 401K and real estate investing. It is a creative way for investors to make a profit in real estate without actually using their own money. The good thing about 401K and real estate investing is that there are both safe and risky ways of investing to yield a profit. The decision you make is one entirely of personal preference.</p>
