Styling Your Home for Sale and Presentation

Hi there!  Lorraine here from HOUSEDRESSINGS Ltd AUCKLAND.

Here are some vital tips for presenting your home for sale.

1. De-clutter your living spaces. Start first on the kitchen area. Clear all clutter on bench tops, window sills and clean all surfaces. All papers, bills, debris, file neatly away.

MOTTO: When in doubt – chuck it out!  Or at least store it away!

2. Re-arrange living room for a good spacial flow & layout. Any pictures on walls should be placed at eye level and curb all the personal pics and effects scattered throughout.

Minimalism is best as most potential buyers can’t imagine themselves living in that space with your accumulated clutter.

3. Add some bright funky cushions to your existing sofas to modernize and enhance the setting and place a nice rug under the coffee table (maybe shagpile or something contemporary ) to complete and define the living area.

Lighting is paramount for ambiance, so include a modern standard lamp or side table and lamp.

Accessories and modern art play a huge role in creating the ‘wow’ factor and clever use of colour is most important.

These are the important factors which brings it all together.

4. Beds should be dressed up  with modern duvets/plump pillows/valances/ cushions/bedside cabinets and stylish lamps. These don’t have to be expensive-go for style.

5.Bathroom: Add soap pumps/quality towels and choose colours to co-ordinate the existing.theme.

6. Don’t forget the entrance area. This is the first introduction to your home. Add a hall table with a floral arrangement or maybe a candleabra with canvas artwork above. (Abstracts work well in most settings.)

When having an open  home – make sure you have some music playing in the background. Light jazz works well or easy listening classics. This helps curb the awkward silences and helps people to linger longer to create a ‘connection’ with prospective buyers.

Just the Song again Lyrics : I’m staring out into the night, Trying to hide the pain. I’m going to the place where love And feeling good don’t ever cost a thing. And the pain you feel’s a different kind of pain. I’m going home, Back to the place where I belong, And where your love has always been enough for me. I’m not running from. No, I think you got me all wrong. I don’t regret this life I chose for me. But these places and these faces are getting old So I’m going home. Well I’m going …

Help answer the question about home

Can you sell a home with vivid interior paint colors?
Hi. I have a home that was new construction. It was originally painted white. I absolutely hate white and tan walls. All of the rooms have color, and when I say color I mean eggplant purple, red, hunter green…The home's floorplan is very boxy, each room is a box and there aren't many halls, so character definition is paramount. If the home was just white, or tan, it would be one large big box. Plus, I am a 'vivid' person so I wanted my home to reflect who I am, not following the latest trend. I've read that such colors are a turnoff to buyers. Is that true? I don't want to repaint it tan when it is time to sell because it would cost thousands (the home is over 4500 sq ft). It has been my understanding, at least for me personally, that what helps sell a home is if the buyer sees something in it that they like. There's got to be people who can appreciate color.

  3. You used the words paid, pay, money, spend, and they are all correct. It is all about the money, yours specifically, and how much of it the insurance industry can get (steal).

Its unfortunate that you were pulled away from the place you love, I remember the situation when I was about to enter middle school, I lived too far away to go to the school that my friends were going to so I had to go to a different school. I was very shy and was a loner for quite some time. I was always very social during elementary school but this newfound isolation took its toll on me and I soon became an isolationist. Eventually I made a friend and I'm glad I did because I made some good friends in middle school. But even to this day I find that my shyness is not completely gone and it has unfortunately hindered me some but its manageable. As time went on I soon became distant from my elementary school friends. I do sometimes see my old best friend around but I dont think he recognizes me anymore =P Its not weird for you to be homesick for so long, its just a sad unfortunate fact of life that we are sometimes pulled away from the things we love. But if that whole ordeal taught me anything it was that its up to our own individual self to try to find some form of happiness in our surroundings. I do hope that one day you get to go back to Ireland, I've always wanted to visit it =) If I had to give some sort of advice it would be to try and make a friend, I know how difficult that can be but it could help things go by easier. I cant offer you any solutions but if you would ever like to talk please dont be afraid to approach me. Take care=)

Some banks won't deal with a manufactured/mobile in a park so that is good that it isn't.
Is it a double or single wide?
That also makes a difference when it comes selling time.
    Good Luck!

  6. So sorry for your loss…..

  7. questioner says:

Start living with in there means! City county and state governments make decisions that affect the economic welfare of there citizens. They need to deal with the consequences. Just like you and I have to.
Maybe if the re salts of there decisions, hits in there own wallet they will start making better choices.

  8. Jak K says:

To have a mortgage loan you must have land involved, so no trailer park rentals. Lender's are not fond of mobile homes because they lose value – unlike a stick-built home which will appreciate in value. You are unlikely to find 100% financing for a mobile home. 90% or less is the norm and that is with good credit. Your interest rate will be higher as well.

If you are buying this as an investment (in your own future-not as an investment property) you should look into a modular home. Anything but a mobile. You won't get out what you put into a mobile. That said, there are some very nice mobile homes out there.

  13. Sure, there are many people who appreciate color: THEIR colors, that THEY choose. If you don't want to paint every room, I would paint the 'family rooms'; the kitchen, living room, and den soft calming colors. They don't have to be starch white, but a beige or nearwhite grey would do.

You want people to be able to see this as "their" home when you sell it; help them imagine this.

  14. I love pie wat u gonna do !!! bitch

  15. Eric M says:

You don't show on your tax that you ended the business, but keep track of the depreciation allowed or allowable while you were claiming the home office deduction – you'll need that number when you sell the house.
